Before we touch a single file, we sit down and document your business. How you like your paperwork prepared. Which disclosures you always include. Where completed offers should go. What your hard stops are, and what you're willing to proceed without.
That becomes your playbook, and it's the reason our work comes back looking like your work. It's also what makes everything below possible.
Three request forms, and you're done
You get personal links tied to your coordinator for buyer paperwork, purchase offers, and listing paperwork. Fill one out and we take it from there.

A real-time view of exactly where every contingency stands, with our notes, customized to show what you want on it.
Coverage, handled internally
When someone is away, sick, or you need extra capacity, we absorb it inside our system. You experience no interruption in service.
Acknowledged immediately

Buyer paperwork
Prepared in accordance with New York State license law and fully compliant with the Burnett v. National Association of Realtors settlement guidelines.
- We assemble the package against your playbook. Lead disclosure, potential rental commission, and every other preference you set at onboarding, applied without being asked.
- We send for signatures, track them, and follow up until they're in.
- We review the executed documents for completeness and submit for compliance.
- Referral arrangements are captured up front so they don't surface at commission time.
Purchase offers
Drafted from your terms and routed exactly the way you told us to route them.
- We verify buyer paperwork is in place and that pre-approval or proof of funds has been received.
- We pull the addenda, tax bills, MLS and CRS sheets, and draft the contract and addenda against your playbook.
- We send for buyer signatures, track them, and notify you when they're returned.
- We route the completed offer to your specification. Straight to the listing agent, back to you, or however you've set it. Your hard stops are ours. If you won't proceed without a property condition disclosure, we don't.
- Where you've told us to proceed without a document, we follow up automatically until we have it. You don't have to remember it.
- We follow the offer through to accepted, countered, or rejected, and submit everything for compliance once it's fully executed.
Listings, from signed agreement to live on the MLS
- We prepare all listing documents to your specifications and send for signature, tracking and following up until they're returned.
- We gather the tax bills required for MLS entry and chase them until they arrive.
- We send your seller a questionnaire that mirrors the MLS input sheet, so the details come back in the form we actually need. This is the only thing we send your clients.
- We enter the listing as incomplete and upload disclosures and tax bills, so the work is done before the photos land.
- We tell you when it's your turn: add your remarks, review the photo sequence, give final approval.
- On your approval we push it live, then set up and activate ShowingTime per your instructions.
- We check the live listing one more time to confirm it displays correctly with every photo, and we submit everything for compliance.
Contract to close
Send us a fully executed contract and we take it from whatever stage it's at.
- Whatever still needs signing, we send and follow up until it's complete.
- We review the executed contract for completeness and populate our system with every contingency date.
- Every contingency, every date, and our notes on each one land in your live link, so you can see where the transaction stands without calling anyone.
- We circulate contracts and disclosures to all parties and manage MLS status through the deal.
- When a transaction stalls, we push. That's the part nobody else does.
- We prepare the commission bill and send it to you for sign-off before it goes anywhere.
- We coordinate the closing, submit everything for compliance, and file the commission request so you get paid.
What we don't do
We don't give legal advice, negotiate on your behalf, or represent your client. And apart from the listing questionnaire, we don't contact your clients. That relationship is yours to build and keep. We'd rather hand you the information than get between you and the person who hired you.
