What a transaction coordinator costs
Flat fee per transaction. No retainers, no monthly minimums, no per-document charges, and nothing to pay if the deal doesn't close.
Our pricing
- Contract to close — $325. You hand us a fully executed contract and we take it to the closing table.
- Purchase offer to closing — $375. We prepare the offer, and when it's accepted we carry the transaction through closing.
- Listing to closing — $475. The full package. We start with the listing, take it live on the MLS, handle the offer, and go all the way through closing.
- Listing to closing, two MLSs — $525. The same full package with your listing entered and maintained in both.
If it doesn't close, you don't pay. Listing, purchase offer, or contract to close — if the transaction doesn't reach the closing table, there's no fee. We carry that risk, not you.
What's included
Every package includes the onboarding session where we document your business, your three personal request forms, your live transaction link, and coverage when your coordinator is out. Those aren't add-ons.
Document preparation is included too, which is the part most coordination companies can't offer at any price. See what we handle.
What everyone else charges, and for what
Most transaction coordinators in New York charge somewhere between $350 and $550 for contract to close only — picking the file up after an offer is already accepted and signed. No buyer paperwork, no purchase offer, no listing preparation. That work stays on your desk.
It isn't that they won't do it. They can't. Preparing transaction documents requires broker supervision, and most coordination companies don't have it.
Our contract to close is $325, below that range for the same scope. And our listing package at $475 covers everything from the listing agreement through the closing table, which for most agents is the difference between handing off part of a transaction and handing off all of it.
